These Terms and Conditions apply to all guests of Villa Rosa Vista. By booking and staying at our property, you agree to adhere to the following rules and regulations:

1. Check-in and Check-out

1.2 **Check-out Time**: Guests must vacate the property by **11:00 (11:00 AM)** on the day of departure.

2. Cleaning Fees
2.1 **Standard Cleaning**: Cleaning costs are included in the booking price and cover general cleaning after your stay.
2.2 **Additional Cleaning Services**: Guests may request additional cleaning services during their stay for an extra fee. Please contact us for rates and availability.

3. Linen and Towels
3.1 The property includes an initial supply of linen and towels for your stay.
3.2 Additional linen and towels can be provided upon request for an additional fee.
3.3 Requests for extra linen or towels must be made in advance.

4. Security Deposit
4.1 A refundable security deposit of **€300** is required prior to check-in. This deposit is held to cover potential damages, missing items, or excessive cleaning required after departure.
4.2 The security deposit will be refunded within **7 working days** after check-out, provided there is no damage, missing items, or excessive cleaning required.
4.3 In the case of significant damage to the property or its contents, part or all of the security deposit may be retained to cover repair or replacement costs.

5. Keys and Property Access
5.1 Guests are required to return all property keys upon check-out. Keys can be handed over at any agreed time but must be returned no later than the check-out time.
5.2 Guests must inform us in advance of their intended key return time to ensure smooth check-out.

6. Damages and Liability
6.1 Guests are responsible for any damage to the property, its contents, or external areas caused during their stay.
6.2 If severe damage occurs, guests will be liable for costs exceeding the security deposit.
6.3 Guests must report any damage or incidents immediately.

7. General Conduct
7.1 Guests must treat the property and its contents with care and respect.
7.2 Noise levels must be kept to a minimum to respect neighbors and the surrounding environment.

8. Cancellations and Refunds
8.1 Cancellation terms are outlined in your booking confirmation. Refunds are issued in accordance with the cancellation policy at the time of booking.

9. Governing Law
